The majority of Montrose was built before 1950, while the majority of the rest was built before 1960. Residential, commercial, industrial, and recreational land uses are all represented in the Montrose neighborhood. Single and semi-detached houses are the most common structure form on residential land. Multi-family structures line the major thoroughfares that run through and around Montrose. To take advantage of the proximity to Yellowhead Trail, Wayne Gretzky Drive, 118 Avenue, and 120 Avenue, industrial and commercial acreage is concentrated in the western section of the community. There are also various parks, schools, religious buildings, sports centers, and commercial services in the area. The LRT follows the western edge of the park. Montrose Elementary School started in 1951, and Edmonton City Council decided to name the neighborhood after the school. The institution was named after the Marquis of Montrose, a legendary Scottish warrior who opposed English rule's forced Presbyterianism on the Scots.
